Duties Lodgments: EVR

Make an Electronic Valuation Request (EVR) if you are required to submit a valuation but do not have one from an independent valuer.

When you lodge a new transaction, you may be required to enter details on the Duties Request screen (such as for related parties).

Enter the consideration paid.  If there is no consideration, enter 0 and select the appropriate Non-monetary Consideration reason from the dropdown. If you select ‘Other’, you must enter a reason in the Other Consideration Description field. This field is restricted to 50 characters.

Enter the total percentage (%) interest of property transferred.

Depending on the transaction, you may need to indicate whether a licensed valuation has been provided.

Licensed valuation

If you have a licensed valuation that meets the criteria set out in the information box, click Yes.

Click on the Choose File/Browse button and select the file to upload. Enter the value as stated on the valuation and the date the licensed valuation took place. The licensed valuation cannot be more than three months old.

Indicate whether any improvements have been made to the property since the valuation was made. 

Upload any supporting documents.

Click Next to continue.

No licensed valuation

If you do not have a licensed valuation, click No. 

Choose the relevant EVR Type from the drop-down and click on the Choose File/Browse button to upload any supporting documentation you have.

Complete the details of the property in the boxes provided. The details required will vary depending on the type of EVR selected. It is important that you provide as much detail as possible to assist with the valuation request.

Once all details have been entered click Next to proceed. This will take you to the Upload Documents screen where you can continue to enter the details of your transaction. When the transaction is lodged, the assessing officer will progress the valuation request to Landgate for processing.

 

Note about uploading attachments

There is a file size limit of 10MB per attachment.  If you need to upload files larger than this, you can either lodge your transaction and add the additional documents via the Add Information function, or separate the attachment into several smaller documents.
