
Wellard 'Village' gets green light

A subdivision which promises to be unique in the south metropolitan area was today formally given the go-ahead with the signing of a joint venture agreement by the State Government and a private developer.
The Department of Housing and Works development arm, Landstart, and Peet and Company aim to revolutionise living in the southern corridor with the creation of an estate called 'The Village at Wellard'.
Housing and Works Minister Nick Griffiths said the new estate, located between Wellard, Leda and within 1.5km of the central Kwinana town site, would incorporate Western Australia's first purpose-built suburban transit village.
"This project is Perth's first greenfields transit-orientated development, with a design to encourage compact, pedestrian-friendly development with a high density of employment and housing within walking distance of a major transit stop," Mr Griffiths said.
"Planning is focused on the principles of sustainability and 'Greensmart' initiatives, including environmentally efficient housing. An integral part of the master plan is the rehabilitation and enhancement of the existing wetlands."
The Minister said DHW and Peet and Co had entered into an agreement to develop nearly 2,700 residential lots, about 35ha of public open space, public and private schools and a main street village centre with a focus towards the railway station.
Lot sizes would vary from 300 square metres to 1,50sq.m, with a range of housing types and commercial opportunities. The development was expected to yield about 2,692 lots (for 8,500 residents) over 10 years, of which 20 per cent would be for first homeowners.
The proposed rail line from Mandurah to Perth would traverse the northern sector of the Wellard site, with the purpose-built Wellard Railway Station and Transit Centre to be opened in December, 2006.
Mr Griffiths said the joint venture commitment was to facilitate the staged release of 490 lots between December this year and January 2006 to focus on the station precinct.
In the past few months, Peet and Co had worked closely with local stakeholders on employment, environmental, educational and community facility opportunities within the estate.
